Republic Bank’s Habitat Fair push highlights the need to connect listings, buyer readiness and workable finance.
The trend
Republic Bank Ghana used the August JoyNews Habitat Fair campaign to position mortgage guidance as a route to home ownership for low- and middle-income earners. The emphasis is important: many buyers begin with a property search before knowing what a lender will approve.
Why prequalification matters
A mortgage pre-assessment can clarify the realistic price band, required deposit, acceptable repayment and documentation gaps. It helps buyers avoid paying a reservation fee on a home that cannot be financed. Developers also benefit from dealing with buyers whose affordability has been tested.

The Ghana-specific hurdles
Interest rates, income documentation, currency mismatch, short remaining lease terms and imperfect title records can prevent approval. A beautiful house is not automatically mortgageable. The lender will evaluate both the borrower and the security offered by the property.
How buyers can prepare
Build a verifiable income trail, reduce expensive short-term debt, save the deposit plus closing costs, and request a credit report where available. Salaried and self-employed applicants should keep bank statements, tax records, contracts and business accounts orderly. Do not change jobs or take major new loans during an active application without discussing it with the lender.
What to compare
Compare effective interest, fixed versus variable periods, fees, insurance, early-repayment rules, currency and total repayment—not just the advertised rate. Ask whether the loan covers a completed home, construction, land purchase or an off-plan unit.
