Start with a clean property file
Gather the root of title, current searches, site plan, permits, property-rate records, utility bills, floor plans, warranties and corporate or family authority to transact. Resolve name inconsistencies and boundary questions before marketing. A complete file shortens buyer due diligence.
Price from evidence
Compare recent, genuinely comparable properties—not only online asking prices. Adjust for remaining lease term, road access, flooding, floor level, parking, backup power, water storage, furnishing, service charge and condition. Match the channel to the likely buyer or tenant: local portals and social media for broad reach, employer and diplomatic networks for selected rentals, and diaspora campaigns for remote buyers. Track enquiries, viewings, objections and offers weekly; adjust price or presentation based on evidence.
