REITs and Rent-to-Own Return to Ghana’s Affordable-Housing Toolkit

Institutional capital could broaden access—but only if governance, valuation and tenant protections are strong.

Why the topic matters

An August analysis revisited the role of real-estate investment trusts in Ghana’s affordable-housing market. REITs pool capital to own or finance income-producing property, potentially allowing pension, institutional and retail money to support housing without every investor buying a whole building.

The housing-finance link

Ghana’s earlier National Housing and Mortgage Fund work included an affordable-housing REIT and rent-to-own concept. Rent-to-own can help households that can sustain monthly payments but do not yet qualify for a conventional mortgage or large deposit.

What good design requires

A credible vehicle needs independent trusteeship, professional management, audited accounts, transparent valuation, clear distribution rules and limits on conflicts of interest. For rent-to-own residents, contracts must state how payments build equity, who pays maintenance, what happens after arrears and when title transfers.

Benefits for the wider market

A functioning REIT sector can improve property data, valuation discipline and building management. It can also create an investment route for people who want property exposure without the concentration and management burden of direct ownership.

The caution

“Affordable” must be tested against household income and total occupancy cost. A financially sophisticated structure does not make an expensive unit affordable. Investors also face vacancy, interest-rate, valuation, liquidity and governance risks.
